Armstrong Gordon Estate Agents have been involved in Block Management for over 15 years and are now engaged in all aspects of Property Management for over 100 Management Companies in the North Coast and surrounding areas. These consist of blocks of apartments both large and small and developments of townhouse and housing complexes or a combination.
This highly successful management service and customer approach has been created through good communications and hard work with a dedicated experienced team, working in a professional methodical manner providing an efficient service for all the agreed facilities. We have built excellent relationships with a varied panel of reliable trades people who can respond promptly to problems being inspected and then rectified.
Armstrong Gordon as Managing Agents will provide:-
- Arrange Annual General Meetings
- Provide detailed income and expenditure accounts together with receipts for presentation at Annual General Meetings
- Prepare annual Service Charge budgets for discussion and agreement at Annual General Meetings
- Collection of Service Charges
- Completion of annual returns and accounts to Companies House including details of shareholders, directors and secretaries
- Provide appropriate insurance cover for buildings, property owners liability and employers liability for the properties
- We will pay all accounts and budget and tender for all on going services necessary to maintain the property such as grounds maintenance and painting etc.
- Prepare and issue share certificates
- Act as Secretary to the Management Company and provide all administration facilities
- Carry out regular monthly inspections of all Developments
- Obtain legal advice on all aspects requiring clarification such as lease agreements
- Arrange additional or special meetings
- Provide out of hours emergency contacts
