  • Monthly Inspections

    Client Communication:

  • Arranging Annual General Meetings – to discuss and agree Client needs.Discuss and agree budgets.Compiling and distributing Minutes from AGM to all clients.
  • Providing help and advice on a wide range of items pertaining to the Management Company.
  • Assisting Solicitors with onward sales of properties.
  • Corresponding with shareholders for items of acommunal nature that occur during the year.

    Account Management:

  • Maintaining records of current Shareholders, Directors, Secretary etc. and notifying Companies House of any changes thereafter.
  • Producing detailed Income and Expenditure accounts together with receipts for presentation at Annual General Meetings.
  • Invoicing and collection of Service Charges – providing various methods for payment for Shareholder convenience.
  • Filing annual returns/accounts to Companies House.
  • Issuing Share Certificates
  • Pursuing Service Charge arrears.

    Project Management:

  • Budgeting and tendering where applicable for all on-going services necessary to maintain the common areas/parts which may include window cleaning, interior and exterior cleaning, grounds maintenance, servicing fire alarms, fire extinguishers, electronic gates, repairs within communal areas and bin collections.
  • Liaising with Directors on appointment of contractors
  • Supervising works
  • Confirming approval upon completion of works.

    Insurance:

  • Sourcing the most appropriate policy at the most competitive price.
  • Handling any Insurance Claims in a professional and efficient manner.
